eHealth is seeking a project company to deliver a fit-out on level 5 108 Wickham Street Fortitude Valley with works expected to commence from Monday 9 June 2025.
This will include end to end project management of all trades required in the supplied Tender Documents and to work in conjunction and meet the specifications provided as well as meeting all current Queensland Health ICT cabling standards as specified.
The successful Supplier will be required to manage all works ensuring the demolition of existing offices, kitchen, flooring, hydraulic and other items nominated in the Tender documentation making the space for the installation of the 22 workstations including installing new flooring as specified in the Tender Documentation.

Details
The project will include the provision of:
• Demolition of kitchen and associated hydraulics, walls, flooring, concertina wall and nominated joinery as indicated in the Tender Documents.
• Construction extension of wall to accommodate extra space for TestLab as in the Tender documents.
• Cabling and electrical to 147 existing desks and 22 new sit-stand desks, WAPs, comms room, TestLab, conference and meeting rooms, offices and open office where specified in the Tender Documents.
- All Electrical and Data Cabling as per the Tender Documentation.
- Supplementary air conditioners and associated mechanical works as scoped in the Tender Documents.
- Alteration of existing fire services and additional fire services as indicated in the Tender Documents.
• Inclusion of Hydraulic scope as per the Tender Documents including structural engineer review of the floor waste

1. No please just quote on SA01 Dado Round Drinking Fountain & FN13 Skope TME 1000N-A 2 Glass Door Commercial Fridge Top Mounted 1130W X 745D X 2200H. FN01/FN02/FN03/FN04/FN05/FN06/FN07/FN08/FN09/FN10/FN11/FN12/FN14/FN15/FN16 are purchased already by client.
2. No custom joinery in the scope – also please note FN01/FN02/FN03/FN04/FN05/FN06/FN07/FN08/FN09/FN10/FN11/FN12/FN14/FN15/FN16 are purchased already by client. Not in scope.

Are you able to outline the dates for project acceptance, commencement and completion. the document titled "00_ITO10749_Fit-Out_Scope_of_Works_Level_5_108_Wickham_Street_Fortitude_Val (1) has conflicting dates stating completion to be between 23rd-27th June then states contract award no later than the 5th of July. are you able to clarify?

Please note this is a typo, it should read;
'As part of the evaluation, written assurance from the Offeror that the project shall begin within 48 hours after the contract is awarded is requested. The anticipated contract award date is no later than Thursday 5, June 2025.'
A new document with the correct date will be uploaded in due course.

Site visit today I was not able to see the condenser water riser – behind sheeted wall with no access.

Please be advised the mechanical set has been updated with a revised M06-T3 indicating the ability to tap into the take-off outside the riser and meet compliance within design guidelines
Are there any critical water-cooled systems in the building for the isolation for a pipe freeze for the additional connect points. Answer: Unknown as there is 1 tenant that may have a water-cooled unit serving there comms room. however, the revised schematic (M06-T3) removes the need for a pipe freeze on the riser.
Riser pipe size Answer: Base building to confirm. Will update once advised.
Pipe material – copper or steel. Answer : Copper
Access to riser required - no access to riser. Answer: not required anymore
Pipe freeze required – system shut down out of hours work. Answer: Additional pipework will now tap is after the isolation valve. All units on
the floor can be shut down while work is being completed.
Condenser water allocation for the floor? L/s Answer: this has been requested from base building. New condenser water usage has been approved.

Reviewing the documents I see there is a requirement of PQC level 2. Echo Projects Co are still working on obtaining their PQC. I suspect the works will be under $1m is it still a requirement for all tenders to have a PQC of level 2 or above?

• Where are the DX Condensers to be located on the rooftop?
• Can you supply photos of the rooftop? In particular the location of the proposed exhaust fan cowls?

You have not missed any documentation, it was technically the documents uploaded on 19th of May, however the way Vendor Panel directly responds to clarifying questions and replaces prior documents, the numbering convention of clarification responses was dropped (as it was considered not needed) and then reinstated in error.

1. The current base build for 108 Wickham Street is Power Comm but it is unclear if they managed that infrastructure for the previous tenant.
2.Tenancy is Protégé GX which was installed and managed by Johnson controls – base build is Integriti managed by Colliers.
