This document outlines the terms and conditions for suitably qualified and experienced Contractors for the “Provision of Minor Building Construction and Maintenance”.

Townsville City Council (Principal) seeks to engage a panel of qualified and experienced contractors to deliver minor building construction, repairs, maintenance and associated specialist building services as defined in PSA00297.

The proposed contract term of this contract shall be for a period of three (3) years, commencing on the effective date. Upon mutual agreement, the contract may be extended for up to two (2) additional twelve (12) month periods.

The services to be provided under this Contract include, but are not limited to, the following workstreams:

Workstream 1 – Minor Building Construction, Repairs and Maintenance

Covers the delivery of general building and construction services across the Principals assets, including minor capital works, reactive maintenance, emergency response works, renovations, structural repairs, general handyman services and small-scale infrastructure projects.

Workstream 2 - Building Certification, Statutory Compliance and Specialist Building Services

Provides specialist technical, advisory, inspection, compliance and certification services associated with Principal assets. Services may include building certification, statutory compliance inspections, building condition assessments, design review, drafting services, budget estimates, repair methodologies, engineering advice, technical reporting and specialist consultancy services relating to structural, hydraulic, mechanical, fire and aquatic infrastructure.

Workstream 3 – Floor Coverings

Covers the supply, installation, maintenance and repair of commercial flooring systems, including vinyl, carpet, epoxy coatings, polishing, sanding, and associated flooring services.

Workstream 4 – Glass and Aluminium

Includes the supply, installation, maintenance and repair of glazing and aluminium systems including windows, doors, shopfronts and emergency glass replacement.

Workstream 5 – Window Coverings

Includes the supply, installation and maintenance of blinds, awnings, drapes, tinting, frosting and associated window covering systems.

Workstream 6 – Furniture, Fittings & Equipment (FFE) Removal and Relocation Services

Provides furniture relocation, storage, internal moves, inter-site relocations and associated furniture handling services.
