Details
Woollahra Council invites suitably qualified parties to submit tenders for the provision of property management services for the Kiaora Place shopping precinct, encompassing Buildings 1 and 2. The initial contract term will be five (5) years, with two possible extensions of three (3) years and two (2) years respectively, at the Council’s discretion.

1. Is it possible to obtain lease information/ tenancy schedule including the following. lease expiry, rent review structure, gross or net leases, details of leases with turn over rental. .
2. Has a property risk assessment be undertaking within the last 2 years
3. is there a history of PLI claims made over the past 5 years that can be provided
4. Please advise when the next AFSS is due

Response to the queries are as follows:
1. The number of tenants is about 27 tenants.
2. An external risk assessment has not been completed in last 2 yrs.
3. Although there have been claims in the last 5 years, most are not pursued or successful, however the PLI claims history is confidential
4. The AFSS is due as follows:
• Building 1 – 1 Kiaora Road, Double Bay– AFSS due 5th May 2026,
• Building 2 – 451 New South Head Road, Double Bay - AFSS due 15th September 2026

1. Budgeted Income is $ 131,277
Budgeted Expenditure:
- ADVERTISING $99,877
- PROMOTIONS $31,400
TOTAL $131,277
2. The budgeted income is made up of both Tenant’s Promotions Levies and Owner’s Contribution.

Regarding the Mandatory Pre Tender meeting is pre registration required or do we just attend? Also how many people from our business can attend?

No pre-registration is required to attend the mandatory pre-tender meeting. However, it is expected that the tender documents have been downloaded prior to the meeting so that any relevant queries can be discussed.
In relation to the number of people, we request that no more than 2 people attend as the venue has limited capacity. Also the site inspection following the meeting will be easier to manage.
