Details
Sunshine Coast Council (Council) is seeking to appoint a Principal Contractor (Contractor) to manage, supervise and undertake the demolition and make good activities required to demolish nominated buildings within 21 lots in Maroochydore, Queensland. These works are required for the upcoming road upgrades on Maud Street. This contract will be administered under SCC’s Major Works Contract Terms and Conditions.
The works are to be undertaken in 4 phases
• Phase 1 comprises of five (5) properties and is to commence July 2026 and be completed by 15 December 2026
• Phase 2 comprises of thirteen (13) properties and is to commence no earlier than August 2026 at the earliest and is to be completed by December 15, 2026.
• Phase 3 comprises of two (2) buildings containing 12 residential units and is to commence no earlier than September 2026
• Phase 4 comprises of one (1) property and is to commence no earlier than January 2027 and is to be completed before Friday 29 January
The scope of the project includes, but is not limited to:
• Removal of existing buildings and other structures within the nominated areas, including foundations and slabs
• Removal of garden beds
• Removal of trees
• Removal of shrubs
• Removal of underground services and capping such as water, sewage and drains within the property boundaries.
• All works are to be conducted in accordance with relevant safety legislation, and all other relevant regulations and guidelines.
• Demolition of the footpaths, crossover driveways, kerb and channel surrounding the property boundaries is excluded from the demolition scope of works. Demolition scope is within the property boundaries only.
• Make good and maintain lots post demolition works.
The successful Contractor will be required to provide all the materials, plant and labour to perform all necessary operations, to ensure delivery of the scope of works associated with this Contract.
All works must be undertaken in a professional and safe manner, with every effort made to minimise disruption and impact on neighbouring businesses, residents, pedestrians, traffic, and visitors to the area. Continuous pedestrian access must be maintained around the work site at all times.
This is a lump sum contract with an anticipated commencement date of July 2026, with Contract completion required by 29 January 2027.

We note that no formal information session or site inspection has been scheduled as part of the tender process. Given the number of properties and the nature of the demolition works, we would like to request the opportunity to undertake an onsite inspection of the project areas prior to tender close.
Could you please advise whether access can be arranged, and if so, the process for coordinating a suitable time?
