The City of Ballarat is a local government area in the west of the state of Victoria, Australia. It is primarily urban with the vast majority of its population living in the Greater Ballarat urban area, while other significant settlements within the LGA include Buninyong, Waubra, Learmonth and Addington. It was formed on 6 May 1994 from the amalgamation of the City of Ballarat, Shire of Ballarat, Borough of Sebastopol and parts of the Shire of Bungaree, Shire of Buninyong, Shire of Grenville and Shire of Ripon.

The buyer has elected to have their personal and contact details hidden. These details will be revealed at the buyers discretion.

- Replace handrails on front steps with compliant steel handrails. The historic photographs confirm

the existing steel pipe handrails are not original. As built there were no handrails but these are

required to allow the continued use of the front stairs.

- Remove concrete gate posts to widen entrance to path. These posts appear to date from the 1920s or

later, probably contemporary with the concrete addition to the Town Hall.

- Remove existing asphalt path and rock edging and replace with new walkway to AS1428.1

compliant gradients. The existing path was built to provide a link between Learmonth Street and

the rear car park, as well as the side door. It is not considered significant.

- Construct new pergola over section of walkway.

- Remove existing side door, widen opening and install new wider accessible door. Install new steel

framed awning roof over new accessible entrance to provide shelter and to identify the accessible

entrance. Required to provide an accessible entrance to the building, as discussed above.

- Internal wall removal – store rooms 1 and 2 and passage to form new lobby space, retain wall nib at

hall end. The existing corridor from the escape door in the hall to the west door is a narrow space,

less than the width of the new external door and too narrow to serve as the entrance to the hall. The

door in the south wall of the corridor appears to be original. The doors to the two small storerooms,

and the partition walls are probably later additions as there is a chimney breast in the south wall

suggesting this was originally an office space which was divided into a corridor and storage rooms

when the south toilet addition was added to the original building.

- Supper Room – Changes to all doors, door D5 reverse swing to provide latch side clearance, D6

replace both leaves of non original doors with new wide leaf and narrow leaf, D7 replace double

doors with new wide single door and fixed panel, D8 remove single door, widen opening and

install new wide and narrow pair of doors. Alter servery opening to raise head to match adjacent

door head height.

- Lift to stage – demolish west steps to stage, widen door D3 opening to suit 1020 wide door, cut back

stage to and install platform lift.
