The Miami Arts Depot represents a rare and catalytic opportunity to shape the future of the Gold Coast’s creative economy. Positioned at the intersection of screen production, digital arts, and emerging creative technologies, the project seeks to transform an underutilised site into a vibrant, industry-led hub that supports high-value creative production and collaboration, alongside residential and commercial opportunities.
Council is inviting Expressions of Interest from suitably qualified and experienced development partners to bring this vision to life. Through this process, Council is seeking innovative and commercially viable proposals that demonstrate design excellence, operational credibility, and a strong alignment with the strategic ambition of the precinct. Respondents are encouraged to propose bold yet deliverable solutions that maximise the site’s potential and deliver long-term economic and social value for the Gold Coast.
The City of Gold Coast (the City) has made the Miami Arts Depot (MAD) a priority investment project through rigorous validation of the economic and social benefits of the creative industries mixed-use precinct in consultation with industry and community stakeholders.
One of the goals for the City and industry, is the attraction of creative and tech businesses providing for long-term stability, growth and job creation. To facilitate further growth and investment, the City presents the Miami Arts Depot. The project will redevelop the Miami Depot site (an existing council depot at 2 Ozone Parade, Miami) to a world class creative industries hub. It is proposed that the site be repurposed to accommodate a mix of creative industries including tech, visual effects, gaming, screen industries, and innovative uses, with a complementary mix of residential dwellings, retail, commercial spaces, and high-quality public realm. Together, this will form a precinct to be known as the MAD.

Details
The City has entered a partnership with Bazmark, the production and creative design company of esteemed film director and producer Baz Luhrmann and Catherine Martin, as a key creative and visionary partner. Bazmark have committed to anchoring the new precinct - continuing their commitment to the Gold Coast and the Miami community they have called home since 2020. With Bazmark’s creative input, a compelling vision for the MAD has been developed. The objectives of the precinct are to:
• Foster and develop the Creative Industries Ecosystem
• Drive the continued economic development and growth of the Gold Coast
• Inspire Place-Making that is uniquely “Gold Coast”
• Contribute to the supply of housing stock and diversity
• Showcase sustainability, resilience and cultural diversity
• Deliver public benefit and civic pride.

Details
The proposed development of the Miami Arts Depot is intended to be delivered through a land for infrastructure exchange model. Under this approach, Council will make the site available and development ready to a selected development partner in return for the delivery of agreed public realm and infrastructure and project outcomes, including the establishment of a high-quality creative industries hub and open community plaza.
The MAD is proposed to be delivered under a Development Agreement model with a single proponent.
The City, through its commercial advisor Invest Gold Coast, invites innovative expressions of interest from development partners to deliver MAD under a development agreement. Acting on behalf of the City, Invest Gold Coast will lead the transaction process.
