1. Temporary Amenities and Kiosks

IWC Response:

The contractor is not required to provide temporary amenities or a kiosk. The construction period has been scheduled during the soccer off-season to avoid the need for these facilities.

Inner West Council (IWC) will provide portable toilets to be located near the playground, as indicated in the architectural documentation.

A temporary storage facility for the club may be arranged by IWC; however, this will be negotiated directly between IWC and the club users. The contractor will not be involved in these arrangements.

Communication regarding the transfer of items into the club's storage rooms will take place toward the end of the construction period.

2. Private Site Inspection for Subcontractors

IWC Response:

Two site inspection and briefing sessions have been scheduled:

Thursday, 3 April at 9:00 AM

Tuesday, 8 April at 9:00 AM

Attendance at one of these sessions is mandatory. No private inspections will be arranged.

Contractors must attend one of the above sessions and sign the attendance register. Any information provided or questions answered during these sessions will be published via VendorPanel for transparency.

Please note the site is located within a public park and may be visited independently at any time, if additional familiarisation is needed.

3. Incumbent Subcontractors (e.g. Plumbing, Electrical)

IWC Response:

There are no incumbent subcontractors nominated for this project. All subcontractor appointments are at the discretion of the tenderer.

4. AFSS or FER Documentation

IWC Response:

As the project involves the complete demolition of the existing building, neither an Annual Fire Safety Statement (AFSS) nor a Fire Engineering Report (FER) is applicable or available for this project.

IWC Response:

No, Inner West Council (IWC) has engaged an expert consultancy team to develop a full design for the project, which has now been completed and uploaded with the tender documentation.

Alternative designs, including modular solutions, will not be accepted. Any submission based on an alternative design will be deemed non-conforming with the tender requirements.

We request a 2 week EOT to the tender period.

Please confirm this is achievable.

Scope of work for Landscaping Work

Landscaping drawings has stage 1 and stage 2 works.

Please confirm or correct our assumption that the Stage 2 works are future works and not supposed to include in this tender scope of work?

As outlined in the IWC Scope of Works Document, the landscape works areas noted as staged are to be completed together with the overall works under this tender. These works are not staged. All works in the Landscape documentation are part of the tender.

Thank you for your query regarding the demolition plan.

Please refer to the existing photos provided within the tender documentation, which serve as a base reference for the elements to be demolished. Additionally, all club equipment currently stored in the amenities building will be removed prior to the commencement of construction.

For further clarification, please see Addendum #2 containing the existing building drawings which may assist in identifying services and structure.

To support your review, we will be facilitating another site inspection for interested contractors on Wednesday, 16th April at 10:00 AM start, 10:25AM finish. This will provide an opportunity to inspect the amenities building internally and clarify any further demolition or service-related queries.

Thank you for your query regarding a supposed External Stairs 01.

Upon reviewing the documentation, we confirm there is no drawing labelled A-040 – North Elevation. The architectural drawing series A400 Plan Details includes plan details, and A200 Elevations contains the North-West, North-East and other Elevations. None of these elevations include or reference an external stair 01, and we confirm that no external stairs are included in this project.

Details of New Fencing along Richardson Cresent as noted on drawing A100 is inconclusive.

Please provide the extent (or provisional length), height and type of fencing to include in our tender price.

Thank you for your query regarding the new fencing details along Richardson Crescent.

The total length of temporary fencing required for the project is approximately 200 linear metres. Of this, approx. 50 linear metres—located adjacent to the building along Richardson Crescent—must include overhead pedestrian protection during the demolition phase.

This protection is necessary during the removal of the existing concrete roof and brickwork to ensure public safety. The overhead canopy is to be constructed using a scaffold system with aluminium and steel beams, and must incorporate debris panels on the sides and top.

Tenderers are advised to review Architectural Drawing A100 and make allowances based on the design intent and site conditions to determine final location and quantity.

We would like to submit a price for this tender, but considering the level of project details and impact of holidays shut down, will Council grant an EOT for this tender?

The Drawing A700 & 701 and FFE schedule shows the block walls in Home & Away change rooms to be CB-02. However, the notes for wall type 1 - 6 on A120 indicate that all block walls to be CB-01. Which one is correct?
