Darling Downs Health provides exceptional patient-centred care to approximately 300,000
people living in a catchment spanning 90,000 square kilometres. The catchment extends
north to Taroom and Murgon, south to Texas, east to Toowoomba, and west to Goondiwindi and Miles.

Our public hospital and healthcare services comprise 30 facilities, including a large regional
referral hospital, an extended inpatient mental health service, three medium-sized regional
hub hospitals, 11 rural hospitals, four multipurpose health services, a primary health care
clinic, a community care unit, two general practices, and six residential aged care facilities.
As one of the largest health employers in regional Queensland, our services are delivered
with the support of a workforce of over 7,300 people.

The objective of this project is to extend the operational life and improve the utilisation of the existing Maudsley Building at the Baillie Henderson Hospital through refurbishment and adaptive reuse, transforming the former mental health ward into a contemporary administrative workplace for Darling Downs Health.

The project will serve as a pilot implementation of Adaptable Administrative Workspace Design Principles, providing an opportunity to evaluate activity-based working environments and inform future workplace planning initiatives across Darling Downs Health.

The refurbishment will address identified building deficiencies, including ventilation, moisture management, compliance and amenity issues, while maximising the value of the existing asset and supporting increasing administrative accommodation demands associated with the transition to a single-campus model at Baillie Henderson Hospital and the planned opening of the New Toowoomba Hospital.

Recognising that the Maudsley Building is identified for future demolition under the Baillie Henderson Hospital Master Plan, the refurbishment is intended to provide a fit-for-purpose administrative accommodation solution with an anticipated operational life of approximately 10 years, delivering a cost-effective interim outcome that meets Darling Downs Health's medium-term accommodation requirements.

This Request for Tender seeks to engage a Principal Contractor for two separate portions under a Design and Construct arrangement.
