Details

The tender comprises of two scopes, with separable portions, which University Sunshine Coast may elect to award to one supplier, or separate the scopes based on value delivery and program requirements. The tender is set out as:

PART B.1 – BUILDING B REFURBISHMENT - 1 separable portion

The University of the Sunshine Coast (UniSC) invites qualified contractors to tender for the delivery of the Building B Fresh Project at the Sippy Downs Campus under a Design and Construct contract. The project delivers a comprehensive program of internal and external refurbishment works to Building B - the University’s original and historically significant campus building.

The successful supplier will be responsible for delivering the required works in accordance with UniSC requirements and the issued design documentation, within an operational university environment. The works will require effective coordination, staging and interface management, including alignment with early works delivered separately by UniSC. Further details of the scope, technical requirements, exclusions and contractual conditions are provided in Part B.1 of this Request for Tender.

PART B.2 – BATHROOM AND OFFICE REFURBISHMENT - 4 separable portions

The University of the Sunshine Coast (UniSC) wishes to invite qualified suppliers to provide design and construction services for the refurbishment and upgrade of selected bathroom amenities across Buildings I, K and Q1, and office facilities within Building I, at the Sippy Downs Campus.

The scope of services includes the design, documentation, and delivery of refurbishment works to existing facilities, incorporating demolition, replacement of finishes and fixtures, minor reconfiguration where required, and associated building services upgrades. Works will focus on modernizing amenities and office environments while maintaining functionality and integrating with existing building infrastructure. Further details of the scope, technical requirements, exclusions and contractual conditions are provided in Part B.2 of this Request for Tender.

There is a mandatory site information session on 10 August 2026 at 11:00am. Please register your attendance by email to Procurement@usc.edu.au by COB 6 August 2026.

Question:
1. May we request the plans for K- block bathrooms mentioned at the site visit.

2. Will UniSC offer an office for our site managers to use or will they give us a lay down space for a site shed?

3. With regard to Fire Isolation – Can these be undertaken by our site supervisor on a daily basis?

1. Please see addendum notice on 11th August identifying added K-Block drawings.

2. The contractor will need to supply their own site office and toilets within the agreed site compound/lay down area, the location of this area will be negotiated with UniSC and the successful contractor. The contractor will be responsible for returning the site compound/lay down back to UniSC in the same condition that it was handed to the contractor.

3. The contractor will need to complete the online UniSC fire isolation permit a minimum of 3 days prior to the dates and times that fire isolation is required. The contractor will need to contact UniSC Security at the beginning of each day of isolation to ensure the area/s have been isolated, the contractor will also need to contact UniSC Security at the end of each day of isolation to ensure the fire systems are returned to active. If fire isolation is required for an extended period of time (several days and nights) this can be requested by the contractor via the online UniSC fire isolation permit.

Can you please confirm Light specifications to be used and priced.

Addendum 2 Dated 11 Aug states Lighting T-Schedule should be followed. Can you please advise what relevance the following 3x Light fitting documents have:

The Lighting T-Schedule (located within the Part E - Architectural.zip folder) is the nominated lighting schedule for tender pricing and the delivery of works for Building B and all remaining refresh works. Tenderers are to utilise the light fittings identified within this T-Schedule.

For the purposes of tender pricing and delivery, the Lighting T-Schedule shall take precedence over any other lighting-related documentation provided. The three Lighting specs mentioned will be removed from the tender pack to avoid confusion.
