Question:
Hi

We seek clarification regarding the division of responsibility for Fire and Smoke Control Features of Mechanical Services under the contract scope.

Based on our review of Clause 2.10.1, it is our understanding that the maintenance and testing of fire and smoke dampers are included within the successful contractor’s scope of works.

Our interpretation is based on the following:

Clause 2.10.1(a) identifies the specific mechanical maintenance items that remain the responsibility of QIMR Berghofer Building Services.

Clause 2.10.1(b) states that the remaining tables under AS 1851–2012 Clause 13.4.1 not specifically listed in 2.10.1(a) shall be the responsibility of the Successful Offeror.

Fire dampers, smoke dampers, and combined fire/smoke dampers are covered under Tables 13.4.1.1, 13.4.1.4, and 13.4.1.5 respectively, and do not appear to be included within the QIMR Berghofer responsibility list.

Clause 2.10.1(b) further notes that maintenance and performance testing for these remaining items are to be carried out by the Successful Offeror in accordance with AS 1851–2012 Clauses 13.4.2 and 13.4.3.

This interpretation also appears consistent with the Asset Registers provided in Appendix 1, which include fire and smoke dampers as maintainable assets.

Could you please confirm whether this understanding is correct?

Answered on 04/Jun/2026 04:01 PM:

Thank you for raising this question, we have included some additional information in the tender in error.

Please be aware that for AS 1851-2012 - anything listed under section 13 is not to be quoted - this is covered by a separate agreement covering HVAC testing and servicing.

Please ignore the inclusion of Fire Dampers and Smoke Dampers in the asset register.

Please note when conducting Full Fire Testing, requiring a technician on site, the charge will be requested as required and is not to be included in the quotation provided.

Question:
Hi there,

Thank you for clarifying that HVAC assets are no longer included in the contract scope. This revision is significant and has therefore prompted us to reassess the opportunity. We are now genuinely interested in participating.

Since our decision not to attend the mandatory site visit was based on the initial scope, I'm enquiring if there is an opportunity to arrange a site visit or another way to access the relevant information so we can prepare our submission.

Thank you for your consideration.

Question:
Hi Procurement team

Could you please confirm the requirement on response form 6.8 Checklist Item 7 request to sign the Ethical Supplier Threshold Certification, but the form is not included in any of the documents, and looks like it was replaced by the QLD government and Rather than a strict threshold certification, suppliers doing business with the Queensland Government must now comply with the modernised Procurement Assurance Model and the Queensland Government Supplier Code of Conduct 2026.

please instruct.

Regards,
