MidCoast Council is seeking suitably qualified contractors to undertake the demolition and reconstruction of the Albert Street Amenities in Taree. Constructed in 1993 and originally designed by Charles F. R. Architect, the existing facility has served the community for over three decades, providing male and female bathrooms, a parent room, and accessible facilities. With the structure now dated and no longer meeting current community expectations, a complete upgrade is proposed to enhance functionality, accessibility, and visual integration with the surrounding area.
The project will involve replacing the current structure with a modern, low-maintenance facility built on a reduced footprint of approximately 60m². The new amenities will feature unisex cubicles with ambulant access, an accessible water closet, a communal handwash basin, service corridors, a skillion roof, and secure access gates. The upgraded design prioritises user accessibility, operational efficiency, and architectural alignment with the broader civic setting. Tenderers are advised that the proposed construction method is fixed. Unfortunately, we overlooked the 'Introduction and Conditions of Tendering' document and consequently missed yesterday's mandatory site meeting. We were occupied with thoroughly reviewing the job requirements and tender specifications, as we're very keen on participating in this tender.
Could we possibly request a second site meeting for ourselves and any other interested tenderers? We would greatly appreciate it if you could schedule this at a convenient time.

Apologies, but a secondary tender briefing will not be held. Tenderers are expected to revise the documentation independently should their interest remain. Sufficient detail and opportunity to attend the original briefing was provided, and this has now lapsed.

RTC is seeking clarification on the following RFIs for the project:
1. Please confirm whether the bored piers are to be a minimum of 200mm or 2000mm deep, as per the Geotech report. We believe there may be an error in the structural drawings.
2. Could you confirm whether the mesh specified for the concrete floor slab is SL81 or SL92? Please refer to Structural Drawing M25109 for reference.
3. Is 20MPa or 25MPa mass concrete to be used for the bored piers?
4. Should water piping and low level electrical be concealed within precast wall panels or externally fixed with a shroud? Concealing the piping internally will significantly increase cost and lead time.
5. Should the lightweight framing behind security mesh be visible or boxed in with FC Sheet?
6. Will footing design be supplied for retaining walls and hand basin walls?
We kindly request your response by COB Tuesday, 6 August 2025, so we can relay the confirmed details to subcontractors in a timely manner.

Please see below clarifications to RFI's.
1. Bored pier depth – Minimum depth to be 2000 mm as per Geotech report. Drawings will be amended to reflect this.
2. Concrete floor slab reinforcement – Mesh to be SL81.
3. Mass concrete for bored piers – Minimum 25 MPa concrete strength to be used.
4. Water piping and low-level electrical – Externally fixed.
5. Lightweight framing behind security mesh – To remain visible.

Hi,
1/2. Council has decided to proceed with a blockwork wall to match the finish of the internal communal handwash basin —Besser Block 200 Standard Series – Natural 390 W x 190 H x 190mm D. The wall will be a maximum of 1m in height. Where the fall exceeds 900 mm along the transition, a two-rail barrier will be incorporated to soften the change in level. Prior to construction, we will ensure sufficient footing design and additional details are provided to confirm this item. Matrix Thornton Engineering is currently developing the footing detail.
3. The newer paths along the Taree riverfront were installed in 'plain red' through additive concrete.
Within the building, we would like to see polished, honed concrete in colours that complement the existing palette — light tones if possible, with grey and white aggregate. This should be similar to Holcim’s “Lighthouse” mix (see link: https://www.geostone.com.au/stone/lighthouse-white-exposed/). *Test panels will be required from contractors for review prior to approval.*

Hello,
1. Maximum allowance of a 15 x 15mm seal
2. Seal has to maintain the same properties as specified. Drawings spec a Hydrophyilic seal, fill gap with waterproof xypex or similar.
