Details
Scenic Rim Regional Council ("Council" or "Principal") is seeking Tenders from suitably qualified and experienced contractors for the construction of upgraded change facilities at Coronation Park, Boonah Sports Complex (the ‘Boonah Sports Complex – Change Facilities Project’).
The Project forms part of Council’s ongoing investment in community sporting infrastructure to improve accessibility, functionality, and amenity for users of Council-owned recreational facilities. The works are intended to deliver durable, low-maintenance facilities that support year round sporting and community use.
This is a construct only contract. Council has prepared documentation including architectural, civil, structural and services information to define the scope of works. Tenderers are required to construct the Works in accordance with the tender documentation and applicable standards.
Refer to Part C – Specifications for a detailed description of the scope of works, site constraints, mandatory requirements, and technical standards applicable to the Project.

The roof specification currently nominates ARC Panel; however, we have recently found out that ARC Panel has gone into liquidation.
I reviewed the specification, which lists ARC Panel 125mm corrugated roof and corrugated ceiling panels. We have investigated similar products, such as InsulRoof; however, the contractors we contacted do not offer a corrugated finish on both sides — only on the roof side.
As the corrugated finish provides additional structural strength, it may be necessary to consider increasing the panel thickness if an alternative product is used.
Could you please advise an alternative supplier/product ?

2. DM:02 - brick veneer + internal linings + wet area fit out (grab rails etc). Potential services in wall
3. DM:02 - Vinyl flooring. Possibly played over tiles - TBC onsite

In regard sto the hydraulic an darchitectural drawings, the current drawngs have the hydraulic pipework being cutout in the new blockwork walls. With teh structural drawings detailing that the structural steel is to be cast into the the blockwork walls and also core filled (Block walls and also structural steel, th ewall will lose structural integrity by the cutting out of blocks and also the works to be performed to the reo bar in he block walls. It would be better suited if the block walls that have hydrualic works to be performed on are battened out and sheeted wih 9mm FC rather han what has been documented. Please advise as I am sure that someone will be chasing for a variation for these works.

The walls with a majority of the hydraulic services do not have columns nearby. Also, the lines appear to be mainly between 15 and 32mm diameter, these will not require very deep chasing into the blockwork and will miss reinforcement if the reo is installed centrally (as per the structural our drawings).
Wet areas have full height tiles, so chasing rather than concealing within blockwork is acceptable.

Could you please expand on your response to the removal of the Power Pole and existing electrical Pillar. On drawing #E002, it states that the existing power pole and MSB are out of the scope of works and are to be carried out under a separate contract. Given hat the MSB has already been installed, could you please confirm if Energex will be removing the powerpole and Electrical Pillar. Please also note that there are 2 x cables leading into the clubhouse from the said powerpole, of which we are led to believe that one of teh cables may be NBN. Please confirm that this is also being removed by others.

For project estimation purposes, no allowance is to be made for the removal of power poles or existing electrical pillars. These works will be undertaken by others.

In regards to the Electrical drawing E002, on the sie plan it shows a new 100mm conduit to be installed for the new amenity DB. Could you please confirm as to whether there has been any new conduit installed already of which may hav ebeen carried out when the new DB was installed. Reason being is that to put the conduit in we will need to cut up all of the new pathway that has been installed recently. It may be easier bringing the new submains for the new DB through the existing ceiling of the clubhouse rather than to remove all of teh new pathway (it would also be a cheaper alternative).

Agreed, the new submains for the new distribution board (DB) are to be routed through the existing clubhouse ceiling, rather than removing and installing a new pathway, as this presents a more cost-effective solution. This route is to be allowed for as the primary routing, and plans will reflect changes at time of construction.
