We are preparing a submission for the Bedourie residential dwellings EOI and would appreciate clarification on the following:

Sites and available information: Have the proposed lots been identified? If available, please provide site plans, survey, geotechnical information, flood levels and minimum finished floor levels.

Services: Can Council confirm the availability, location and capacity of power, water and sewer connections, together with stormwater discharge requirements? Where these are not yet established, is there a preferred assumption for comparable indicative pricing?

Turnkey inclusions: Please confirm Council’s expectations for carports, fencing, window furnishings, landscaping and external paths, including any minimum specifications or allowances.

Delivery: Is there a preferred commencement or completion timeframe, and should multiple-dwelling prices assume construction at adjoining sites under one mobilisation?

Thank you for your enquiry, please see below Council responses.

1. Sites and available information - Sites and available information: Have the proposed lots been identified? If available, please provide site plans, survey, geotechnical information, flood levels and minimum finished floor levels.



Response - Parcels of land have not yet been chosen, contractors are to assume flat/ level sites which are above flood level with H site soil classification. Site layouts and survey information is not available.

2. Services - Can Council confirm the availability, location and capacity of power, water and sewer connections, together with stormwater discharge requirements? Where these are not yet established, is there a preferred assumption for comparable indicative pricing?

Response - Yes all services are currently in the street. All services will require connection to the house/s. Stormwater to street.

3. Turnkey inclusions - Please confirm Council’s expectations for carports, fencing, window furnishings, landscaping and external paths, including any minimum specifications or allowances.

Response - No internal soft furnishings. External fence, 2 car lockable garage, with concrete driveway and concrete footpath to front door.

4. Delivery - Is there a preferred commencement or completion timeframe, and should multiple-dwelling prices assume construction at adjoining sites under one mobilisation?

Response - Completion by end 2027. Construction under one mobilisation for multiple dwellings.

Response Validity Period: The Expression of Interest Form references a Response Validity Period but this period is not stated in Part 2 General Information or the Procurement Process Conditions as issued. Please confirm the period respondents are required to hold their EOI response open.

RFI-002

Stage 2 procurement route: To assist respondents in calibrating the appropriate depth of response and level of commercial disclosure at Stage 1, please confirm the intended procurement method for Stage 2 following EOI shortlisting. For example, will Stage 2 be conducted as an open tender to shortlisted respondents, a negotiated process with a preferred respondent, or a panel arrangement?

Confidentiality of EOI responses: Please confirm whether EOI responses will be (a) held confidential to Council, (b) made available only to shortlisted respondents at Stage 2, or (c) made publicly available. Clarification is needed so respondents can determine the appropriate treatment of proprietary design, methodology and cost content included in their response.

Total program size and staging: The Pricing Schedule requests indicative pricing for up to three dwellings or duplexes per scaled purchase. Please confirm (a) the total number of dwellings and duplexes across all configurations that Council intends to deliver under this program, and (b) whether the program is staged across multiple financial years or is intended as a single procurement. This information is required to size and confirm capacity commitments accurately.

- 90 Days Validity Period. Noting that the Pricing is indicative and where Council decides to proceed to Tender, pricing can be reviewed and updated.

RFI-002

- Stage 2 step has not yet been determined, however the most likely approach will be an open tender to shortlisted respondents.

- Yet to be determined, EOI responses will influence actual requirements. If more than one (1) dwelling is put to market the intention will be to deliver them at the same time.
