The Mackay Regional Council area is one of the fastest growing regions in Queensland. Covering the areas of the former Sarina and Mirani shires and Mackay city, it extends 7261 square kilometres.

With a population of around 110,000 as at June 2008 and a projected annual growth rate of 2.1 per cent, the region’s estimated population in 2031 is about 173,000 people.

Its coastal location is complemented by its spectacular natural environment. This includes 31 beautiful beaches, a picturesque blue river and a pristine rainforest hinterland.

Only an hour’s flight from Brisbane, the Mackay region boasts an enviable lifestyle and a buoyant economy with the benefits of a fastgrowing coastal city. It is the gateway to the rich coal deposits in the Bowen basin.

It is the largest sugar-producing region in Australia and nearly a third of Queensland’s export goods originate from the Mackay region.

There are about 25 different nationalities represented in the region, including people from Malta, South Africa, the Netherlands and Germany. The region also boasts the largest Australian South Sea Islander population.

Mackay Regional Council invites suitably qualified and experienced café, hospitality, food and beverage operators to submit a tender for the lease, fit-out and operation of a new café/eatery within the Northern Beaches Community Hub at Rural View, Mackay.

This opportunity includes a retail shop lease, delivery of a tenant fit-out within a purpose-built café tenancy, and operation of a vibrant community-focused café destination servicing library users, community groups, families, visitors and the broader Northern Beaches community. Council may consider a fit-out contribution towards approved fit-out works.

Tenderers are sought with experience in café operations, hospitality management, food service, community activation, commercial fit-outs and customer-focused service delivery.

The opportunity includes indoor dining, kitchen facilities and an outdoor dining area, with flexibility for innovative café concepts, community partnerships and activation initiatives.

A site briefing will be held prior to tender close. Full lease, scope and response documentation are available within the tender package.

The successful Tenderer will enter into a retail shop lease for a purpose-built café tenancy located within the Northern Beaches Community Hub, Rural View, Mackay.

The tenancy will be provided as a shell fit-out. The successful Tenderer will be responsible for the design, fit-out, commissioning and operation of the café in accordance with the lease documentation, fit-out requirements and associated approvals.

Tenderers should demonstrate experience in café, food service, hospitality or similar customer-focused businesses and an ability to deliver a quality fit-out and sustainable operating model. Experience operating within community, recreational, library, education or public-focused environments will be viewed favourably.

The opportunity includes indoor dining, kitchen facilities and a non-exclusive outdoor dining area. Local business participation, community activation initiatives and innovative hospitality concepts are encouraged.

Mackay Regional Council is seeking a high-quality café operator that will establish a vibrant, welcoming and sustainable food and beverage destination supporting visitors, library users, families, community groups and the broader Northern Beaches community.

Council may consider a fit-out contribution towards approved fit-out works and will assess submissions on overall value for money, business capability, proposed fit-out quality, operational approach and community benefit.
