Tores and Cape Hospital and Health Service (TCHHS) invite qualified trades to tender for the Principal Contractor Darnley
Island PHCC & Accommodation Roof Replacement project. The Darnley Island PHCC, staff accommodation and Morgue were constructed between 2003–2006 and are subject to extreme marine environmental exposure. Roofing replacement is essential to protect health services and staff accommodation in
this remote community.

Details
The works under this contract comprise the removal and full replacement of existing roof
coverings across three designated buildings within the facility as per below:
Building #1 (PHCC) approximately 430 m² of roofing
Building #2 (adjacent accommodation) approximately 240 m² of roofing
Building #3 (Morgue) approximately 45 m² of roofing.
The scope includes the supply and installation of new roofing, associated downpipes,
insulation, safety mesh, ridge capping, and flashings to all junctions, ridges, hips, valleys,
and penetrations, ensuring a complete and compliant roofing system.

Hi, could you please supply further detail on following -
7.7.4: Remove and dispose of existing polycarbonate sheeting and support frame, and supply, fabricate and install new polycarbonate sheeting and support framing, including all necessary flashings, fixings, sealants, and associated works, to match existing configuration and ensure a durable and weatherproof installation in accordance with relevant codes and standards
Question: How many m2 is to be replaced? You will never weather seal as bottom half of building is open to weather. Can you supply drawing of proposed frame? or are we replacing like for like?
7.3.3: Stainless steel guttering to be cleaned, and inspected to ensure secure, in good condition, and appropriate fall.
Comment: Gutter is in very poor condition and showing signs of rust/galvanic corrosion to both gutter and existing roof which it may do with the new roofing. Can we price to remove/replace with new custom orb gutters?
7.7.8: Internal Painting of the PHCC Building
Questions: will building be vacant? please confirm that PHCC staff will pack all personal belongings, ensure walls are clear of posters, pictures etc and move/store any furniture items out of the way to allow full access for internal paint & ceiling upgrade.

Question 1:

Response 1:
• All available drawings have been provided with the tender documentation.
• The intent is for the existing polycarbonate sheeting and support framing to be replaced like-for-like, including all necessary flashings, fixings, and sealants to match the current configuration.
• Weatherproofing is not required for this area as the section of the building is open to the weather.
• Should the information required to determine the total area not be evident, the tenderer is requested to estimate the m² and provide the price as a provisional sum amount, clearly noting any assumptions made.

Refer to 7.3.3 (B01 – Scope of Works): Stainless steel guttering to be cleaned, and inspected to ensure secure, in good condition, and appropriate fall.

Response 2:
• The scope under Item 7.3.3 remains as cleaning, inspection, and minor rectification only.
• Should the tenderer wish is to include an optional extra cost (separately identified and not part of the tender sum) for the removal and replacement of the existing guttering with new gutters, ensuring compatibility with the existing roofing system can be provided.

Refer to 7.7.8 (B01 – Scope of Works): Internal Painting of the PHCC Building
Will building be vacant? please confirm that PHCC staff will pack all personal belongings, ensure walls are clear of posters, pictures etc and move/store any furniture items out of the way to allow full access for internal paint & ceiling upgrade.
Response 3:
• The PHCC will be required to remain operational during the works.
• Staff will be requested to remove personal belongings and wall-mounted items (e.g. posters, pictures); however, the contractor should allow for some relocation of items as required to undertake the works.
• The tenderer is also requested to provide, as part of their submission, a proposed methodology and description of the extent of painting to be undertaken to demonstrate their understanding of the works and approach to minimising disruption to operations.
