Details
Ipswich City Council is seeking to procure a qualified service provider to lease and operate the Council owned facility within the Robelle Domain at Lot 762 SP221160, 155 Southern Cross Circuit, Springfield Central. The Facility includes a fully equipped commercial kitchen and was previously operated as the parklands’ café.

The previous lease was surrendered in June 2019, and the facility has remained vacant since, with limited external use for storage. Council will now approach the market to identify suitable operators capable of activating the site that enhances, enhancing the visitor experience, and supporting the experience and support increased use of the Robelle Domain precinct.

Ipswich City Council (Council) covers an area of 1,090 square kilometres with a population of approximately 190,000 people. Council is responsible for a range of services and facilities in the local area.

Robelle Domain is located approximately 18 kilometres from Ipswich City Centre, situated between the Orion Shopping Centre and Education City forming part of the Springfield Town Centre Parklands. Features of the parklands include a lake, waterfalls, tracks, picnic areas, barbecues, events lawn, performance stage and a splash park playground.

Central to the parklands events lawn and adjacent to the splash park, Council owns a facility which was formally leased for the purposes of a café for the service of food and beverages to park users. The facility contains full commercial kitchen amenities and was intended to be the only full-time, full-service food outlet within the parklands.

The land is included in the Town Centre designation under the Springfield Structure Plan included in the Ipswich Planning Scheme.

The facility adjoins an amphitheatre that can accommodate 5,000 people to enjoy the pubic events held at Robelle Domain.

As outlined in Schedule 1 of the tender documentation, a voluntary site visit will be held at Robelle Domain Springfield Lakes on Thursday, 7 May 2026, from 10:00 am to 11:00 am.

Suppliers interested in attending are requested to register their interest by emailing lydia.brown@ipswich.qld.gov.au prior to Wednesday 6 May 2026 2pm. No phone call registrations please.

Registering in advance will assist us in appropriately coordinating and facilitating the site visit.

Notice to Tenderers – Final Site Inspection

Ipswich City Council advises that a second and final site inspection for the Robelle Domain Café1 will be held:

Date: Wednesday, 20 May 2026

Time: 10:00am - 11:00am

Location and Meeting Point: Robelle Domain Cafe1 155 Southern Cross Circuit, Springfield Central QLD 4300

Tenderers must register their interest by 10:00am Tuesday, 19 May 2026 by emailing: lydia.brown@ipswich.qld.gov.au

If minimal or no interest is received, the site inspection will be cancelled. A confirmation notice will be issued via VendorPanel.

Important:

This is the final inspection opportunity.

No procurement questions will be answered on site.

All questions must be submitted via VendorPanel.

Q&A from the first site visit is available on VendorPanel.

Arrive on time; late arrivals may not be accommodated.
