What the buyer is requesting
Details
Economic Development Queensland is looking to engage a suitably qualified and experienced contractor to undertake the delivery of civil, electrical and landscape construction works associated with the development of Stage 1 of the balance Oonoonba Priority Development Area (PDA).
The works are intended to provide fully thirty-seven (37) serviced residential lots and one englobo future development parcel, associated public open space, road infrastructure, electrical reticulation, stormwater management infrastructure and landscape works required to support future residential development and community use.
The project comprises the construction of civil infrastructure, electrical services and landscape works required to support the creation of new residential lots and public open space areas. The works will be undertaken in accordance with the engineering designs and landscape documentation prepared for the development, which will include site clearing, earthworks, installation of essential services, construction of road and footpaths, and landscaping with an establishment and maintenance period.
The Contractor shall deliver the Works in accordance with the Construct Only Contract, approved design documentation, statutory authority requirements and all relevant Australian Standards.
A mandatory Site Visit has been scheduled for Tuesday the 1 September 2026 at 10am at 16 Darter Street, Oonoonba
Tenderers are required to register their attendance by no later than 28 August 2026.

The Tenderer is to provide a detailed project programme that demonstrates the ability to deliver the specified works in an efficient and timely manner including resource capacity per the tender requirements. The Tenderer’s programme will be assessed on the basis of:

• Overall project duration
• Appreciation of project interfaces and inherent site conditions
• Identified risks and programme allowance to mitigate delay
• Identification of critical path

Methodology and Approach (EC3)
The Tenderer is required to provide an updated methodology and understanding to undertake these works as set out in the tender documents.
The Tenderer is invited to demonstrate opportunities to value add to project and delivery outcomes.
The Tenderer shall be evaluated on the appropriateness of their methodology which will demonstrate the Tenderers understanding and appreciation of the Scope of Work, the Project intent and the inherent site conditions.

Tenderers must complete Attachment 3 – Bill of Quantities. This Schedule is submitted as a separate document and the Tenderer must not amend the Pricing Schedule in anyway without prior agreement from the Customer’s contact person.
The Tenderer is to provide a full cost breakdown including a schedule of rates in relation to the total offered price.
